The building stands in a zone where urbanism rules lead to massive 30X30X45 built blocks. Everything is composed using simple volumes, leading to a very thin building. The main volume is a very dynamic shape opening toward the north, the circulations stand in an "L" shaped volume made of yellow tinted glass stretching up the building...
The
Mazzeh Office Building (MOB) features ten floors of first class Office spaces
rising over a vast and prestigious ground floor large enough to accomodate
a major bank.
With its characteristic and contemporary outlook, the MOB offers an opportunity
for the company to comfort its corporate image of dynamism and modernism.
The MOB volumes are easily readable. The offices section is clearly defined
by a strong sculptural shape that flies over the great Hall. Designed as prestige
area, the Lobby organize the circulations within a large L-shaped hall entirely
surrounded by yellow-colored full-height windows, with distinctive elevators
landings.
The
main volume’s skin is made of white alucobond, while the south volume
is covered with thin slate stone plates.
A glass curtain wall stretches over the North façade ; the other
facades have cinemascope-like horizontal windows, with metal louvers acting
as sunshades.
Each office floor can be easily planned in two ways: A: the glazed landing
is kept public, and creates a prestige entrance for people unboarding the
elevators. B: the elevators open in a shared landing situated in the middle
of the building, allowing an easy distribution of all spaces ; the glazed
part could then be used as an executive office.
The
ground floor level connects smoothly with a carefully designed Plaza, where
fountains using the same glass material are installed.
The front part, North oriented, is fully glazed using an attractive Yellow
tinted glass.
The ground floor offers a prestigious Hall where stands the sculptural steel
structure that supports the main part of the building (offices floors) levitating
over the yellow glazed box.
This distinctive high ceiling space is a unique site. It presents a strong
corporate image for both the bank and the company. Exhibitions and performances
can take advantage of this highly visible landmark in the city.
Both the Hall and the elevator’s landing uses distinctive yellow glass
panes which give a warm contemporary touch to the building.
The
design and the location adopted for the vertical circulations in the building
allows the architecture to rise with a strong verticality, avoiding the bullk
proportions normally imposed by urban regulations in this area.
They also free clear and large areas, both at ground floor and office levels,
and also in the underground parkings.
The play between these large vertical proportions and fine and precise architectural
detailing gives the tower its unique elegance.
A technical floor between the bank level (ground floor + mezzanine) and the
Office spaces underlines the separation between the two volumes, thus enforcing
the strength of the composition.
